Required Documents for Building Permit Application

Projects should be submitted in person to the Williamson County Planning Office, located in Suite 400 of the Williamson County Administrative Complex, 1320 West Main St, Franklin, TN 37064.  The following items are required at the time of submittal:

  1. Zoning Certificate
    • Completion of the Zoning Certificate form (completed in office at the time of submittal) will identify the property's Zoning District and project information.
  2. Building Permit Application
  3. Storm Water Guidelines
  4. Contractor's License and Certificate of Worker's Compensation Insurance 
    • Not required for property owners making application.
  5. Site Plan
    • A Site Plan will need to depict the property in its entirety with all existing and proposed buildings/additions noted.  Distances from the structure to the property lines should be clearly marked and accurately measured.
  6. Application for Land Disturbance Permit
    • This permit is required on all platted lots or lots where grading will exceed one acre.  Please note that if a Land Disturbance Permit is required, your Site Plan must be sealed by an engineer and include site specific erosion control data.
  7. Building Plans
    • Building Plans should include foundation layout, footing and wall sections, floor plans for all floors of the structure, and elevations.

I've Made Application. Now What?

Upon submittal of the above, the applicant will take a copy of the Zoning Certificate, Site Plan, and Floor Plans to the Department of Sewage Disposal Management (located on the same floor as Planning).  There, additional documents will be filled out to begin the process of obtaining a Septic Permit.

Please note that part of the approval process for a Septic Permit does involve on site review of the property.  Please ask the representative in the Department of Sewage Disposal Management what will be required for your visit.

Once the Department of Sewage Disposal Management has made a recommendation on the permit application, it will be forwarded to all other departments with Williamson County's Office of Community Development for review.  Upon approval by all departments, please allow 3-5 business days for permit processing, during which time a Building Codes representative will contact you to set up an appointment to pick up your permit and pay applicable fees.
